    • How much does a buy to let conveyancer or solicitor cost?

      The cost of instructing a solicitor or conveyancer to deal with your buy to let purchase can vary depending on a number of factors, including the type of property, type of ownership and the results of local searches.

      You should be able to secure a quote and a fixed price but if additional legal work is needed beyond a standard conveyancing process, additional fees may apply.

You will not be charged for the initial enquiry and we will be happy to give you a quote and talk through solicitor and licence conveyancer costs. Our fees are competitively priced and we are always transparent about our costs before you instruct us.

    • Is a buy to let mortgage the same as a standard mortgage?

      It is unlikely that you could let a property under the terms of a standard mortgage because the contract usually forbids tenancies. So, a specific buy to let mortgage is needed.

      Buy to let mortgages are perceived to be higher risk than standard mortgages. Many landlords expect the rental income to cover the mortgage costs and many buy to let mortgages are interest only. This can be an issue if the property is sometimes left empty or the tenant is unable pay the rent.

      It is likely that a buy to let mortgage will need a larger deposit (around 25-40%), be subject to a higher interest rate, and some additional fees.

    • Is stamp duty the same on a buy to let property?

      If the property costs more then £40,000, you will currently have to pay an additional 3% on top of the Stamp Duty bands.
