    • Do a need a solicitor to let out my property?

      If you decide to rent out your property it is advised that you should talk to a solicitor.

      The best way to avoid letting issues is to get the right legal advice from the start. A specialist and experienced solicitor will act in your best interests and protect you.

      A solicitor will explain the different types of tenancy, identify the most suitable tenancy for you circumstances, write and explain your agreement, advise of any problems, and advise you on tenant references. This is not an exhaustive list and they can take a lot of the stress out of letting a property.

    • How much will a solicitor cost to help me with a property let?

      The cost can vary quite considerable depending on the property, the type and complexity of the letting agreement, the solicitor’s experience and other factors.

    • What is a tenancy agreement?

      A tenancy agreement is a contract between you (the landlord) and your tenant (the person who is renting your property).     • Do I need to talk to a solicitor about my landlord responsibilities?

      There is a lot to consider and put in place before letting a property, which is why we would always recommend that you speak to a specialist solicitor about your responsibilities.

      Even before a tenancy begins you must provide your tenant with a copy of the government’s how to rent guide, check that your tenants have a right to rent, ensure the installation of smoke and carbon monoxide alarms, give your tenants copies of the gas safety and energy performance certificates, and protect your tenant’s deposit. So, in order to adequately protect you and your property, it is important that you speak to the right professionals about your plans.
